The Homeowner's Advantage Program
ALL CASH AT CLOSING - UP TO 95% OF FAIR MARKET VALUE
With the Homeowner's Advantage Program, I purchase the home from you for all cash, up to 95% of appraisal price. I immediately resell the property to people who need owner-financing to get into their new home.
To qualify we'll need a state certified appraisal within 30 days (reimbursed to you at closing), and your home must be in good condition with no major repairs needed. The home must show well to prospective third party buyers.
Using a special arrangement I have with private lenders throughout the country, I can offer owner-financed loans to people who have bruised credit. After contracting with you to purchase your home at up to 95% of fair market value, I tap into our pre-approved buyers list and other marketing sources to place a family in your home.
Although I've placed buyers in home in as little as three days, it usually takes about 2-weeks to have a buyer and a backup buyer qualified and ready to enter into a normal 30-day escrow.
The Homeowner's Advantage program is the least risky of all our programs because if I don't find a buyer within 2-weeks, you can walk away and our contract is void. You are free to list your house with a Realtor, or sell it yourself.
